Our competitive fees for vendors, landlords & tenants The Manchester Estate Agent believes in keeping our customers happy and our prices down. It's a simple philosophy but it's served thousands of buyers, landlords and tenants well since we opened our doors.

Vendors

Sell your home with The Manchester Estate Agent for just £1194 including VAT. Our average customer saves £1,960 by choosing us (calculation based upon a 1.5% estate agent fee on the average Manchester property price at £164,428 equaling £2,959 including VAT).

 

Landlords

We absolutely refuse to be beaten on fees or service. Our fee for letting your property is just £500 + VAT (for managed property) If you ask us to manage it, we charge a monthly management fee of 8% + VAT. Our Let only fee is £600 + VAT. Our 3rd Party Inventory Supplier charges £75.00 +VAT  for a one and two bedroom property, and £90.00 + VAT for a 3 bedroom property and £75.00 + VAT is charged for all check outs.

Tenants

The Manchester Estate Agent believes in fair pricing and complete transparency on fees for our valued tenants. In accordance with new regulation regarding tenancy fees from the 1st June 2019, the following permitted charges will apply.

From 1st June 2019: 

  • Monthly Rent as agreed
  • Deposit equivalent to 5 weeks rent up to annual rent of £50,000
  • Holding fee equivalent to 1 weeks rent
  • Rent Arrears plus interest as per regulation https://www.gov.uk/government/collections/tenant-fees-act
  • Utilities
  • Cost of replacement lost keys, fobs etc 
  • Variation to Tenancy £50 inc VAT
  • Early termination of tenancy up to total of outstanding rent or agents re let fee plus rent up to new signed tenancy
  • Greendeal payment or other energy efficiency Charges

Existing Tenancies and Periodic Tenancies pre 1st June 2019: 

Fees as per tenancy still applicable.

PLEASE REMEMBER A FIXED TERM TENANCY IS A LEGALLY BINDING CONTRACT AND AS SUCH YOU ARE AGREEING TO A TENANCY FOR THAT FIXED PERIOD, EARLY TERMINATION WILL RESULT IS COSTS TO YOU AS PER THE ABOVE AND YOUR TENANCY AGREEMENT,

Tenant qualification requirements

We can only consider you if your gross annual salary is equivalent to 2.5 times the annual advertised rent. This is a strict requirement for our landlords and referencing company and unfortunately we can not help you if you do not meet this minimum criteria.

For guarantors, your salary needs to be more than 3.5 times the gross annual rent on the property you're guaranteeing.
