If you have decided to take the plunge into letting out your property then you may find yourself wondering what exactly it is that you need to do in order to have it ready for a new tenant.

If this is the case for you then you may be surprised to learn that there really is no great secret. In fact in most parts it is a 3 stage process; clean, fix and spruce!

The Deep Clean

So where is best to start? We suggest that you always begin with a clean. Whether or not you use a professional cleaning company for this part of the process is entirely up to you. Whilst you may want to keep your costs down by grabbing the marigolds yourself you may end up biting off more than you can chew. A professional cleaning company who specialises in rental cleans will know not only the important areas to target but also the best ways of getting them clean.

If you do decide to go it alone on the cleaning front then make sure you write yourself up a checklist to work from so that you know you have covered all the bases. Don’t forget things such as cleaning inside closets, polishing mirrors and sweeping behind large appliances to make sure that your property is ready to be inhabited.

Fix it up

Once you have the house or flat clean and sparkling it is time to turn your attentions to all those little odd jobs that need some work. You may have been putting off fixing that door hinge for a few years but now is not the time to plan for tomorrow!

If you are handy with a toolbox then most of the jobs around the property can easily be completed yourself however there may be some aspects such as electrical or gas work that you may want to call in a professional for.

Here are just some of things that you should be aware of when making your checks and fixes; replacing light bulbs, checking knobs and handles, replacing blown fuses in the fuse box and of course making sure that the smoke alarm is fitted correctly and working.

A lick of paint

The final stage in making sure you have a rental ready property is to update its look. Of course this stage may not be necessary for everyone depending on how recently the property was updated but if you are a person who loves to paint walls with bright pink paint then you may want to consider if your tenant will love that too.

The amount of decorating that you do will depend on your time and budget restrictions however there are some low cost upgrades that you can put in place to make a great impact at a low cost. These include: painting rooms with a neutral colour paint, replacing knobs and handles or changing light fixtures.

So there you have it; everything that you need to do in order to have a rental ready property. Now all you need to do is find the perfect tenant to fill it!
