We charge an upfront fee of £50.00 inc vat should you require our For Sale board.
We absolutely refuse to be beaten on fees or service. Our fee for letting your property is just £480 including VAT (for managed property) If you ask us to manage it, we charge just £50 pm including VAT. Our Let only fee is £500 inc VAT. Our 3rd Party Inventory Supplier charges £75.00 for a one and two bedroom property, and £90.00 for a 3 bedroom property and £75.00 is charged for all check outs.
The Manchester Estate Agent believes in fair pricing and complete transparency on fees for our valued tenants. In accordance with new regulation regarding tenancy fees from the 1st June 2019, the following permitted charges will apply.
From 1st June 2019:
- Monthly Rent as agreed
- Deposit equivalent to 5 weeks rent up to annual rent of £50,000
- Holding fee equivalent to 1 weeks rent

- Cost of replacement lost keys, fobs etc
- Variation to Tenancy £50 inc VAT
- Early termination of tenancy up to total of outstanding rent or agents relet fee plus rent up to new signed tenancy
- Greendeal payment or other energy efficiency Charges
Existing Tenancies and Periodic Tenancies pre 1st June 2019:
Fees as per tenancy still applicable.

Tenant qualification requirements
We can only consider you if your gross annual salary is equivalent to 2.5 times the annual advertised rent. This is a strict requirement for our landlords and referencing company and unfortunately we can not help you if you do not meet this minimum criteria.
For guarantors, your salary needs to be more than 3.5 times the gross annual rent on the property you're guaranteeing.
